We offer our clients a full range of services: extensive information about buying a property in Bulgaria, search for a specific property according to your requirements, arrange viewings and transportation and accommodations, deal with all legal formalities and negotiations on your behalf, building and refurbishment services, interior design and architecture. Bulgarian Property Advisors Ltd is charging the following fees and agent commissions:
Agency commission: We charge 3% (of the asking price) or 500 Euros, whichever amount is greater. Example: If the asking price is 15,000 Euros, our commission will be 500 Euros (all inclusive, no hidden charges whatsoever!). If the asking price is 25,000 euros, our commission will be 750 Euros. In many occasions there will be huge discount, depending on the property price, how many properties are to be bought etc. Please ask us for details: ([email protected]). Our agent's commission covers: solicitor's assistance, full checks on the title deeds and the ownership, preparation of all necessary contracts, paperwork, communication costs etc. It is payable right after signing the preliminary contract and paying the deposit.
Other expenses: Depending on each property there are other expenses like: notary fees, tax when purchasing property, stamp duty, solicitors checks on the property ownership, etc. These additional charges are usually around 3% of the price. They do not depend on us as there are delineated by the local council and local court. It is the same as in the UK are stamp duties and land registration fees.
Company registration fee: Our solicitors charge 500 Euros to set a limited company up. This charge includes every legal aspect of setting up a company, registering the company with the Bulgarian Tax Office, BULSTAT etc. Our team of lawyers will fully assist you in registering your LTD Company in Bulgaria ([email protected]). Please note that the company must prepare and submit annual tax declarations as well as keep accountancy books. This service is provided by our Bulgarian chartered accountant Mr. Nick Nikolov. Transport/taxi charges: If our company car is used for the viewing trips we charge 0.20 Euros (approx. 0.14 ? GBP) per km to cover the petrol charges and wear costs of the vehicle. This charge is equal to the price charged by the taxi companies in Bulgaria. Most of our cars are air-conditioned. This fee is FULLY REFUNDABLE if you purchase property from Bulgarian Property Advisors.
